Condominium sales are under way at the 100-unit Huron Street Lofts, a vintage timber-beam condominium conversion at
225 W. Huron St. in the Gallery District of Chicago's River North neighborhood.

"Built in 1896, the six-story Huron Street Lofts building is a vanishing species. It's River North's last great timber-beam
loft condominium conversion," says developer John M. Mullen, principal of Huron Street Associates LLC. The joint
venture is comprised of three veteran real estate development partners - The Morgan Group, The Lord Companies, RSC
& Associates.

The building, which features exposed brick walls, floor-to-ceiling windows and 11- to 13-foot ceilings crowned with
classic yellow-pine beams, was converted to rental apartments from a warehouse in 1986, Mullen says.

Huron Street Lofts offers 20 unique one-bedroom floor plans. "These are New York-style timber-beam loft residences
designed with open space, wide galleries and large bedrooms," Mullen says.

The one-bedroom one-bath residences feature 685 to 975 square feet of living area. "Corner residences feature more
windows and exposed brick. Some sixth floor units have skylights," Mullen says. Introductory prices range from
$198,000 to $301,000, according to Morgan Group Inc. and The Lord Companies, marketing agents.
Wall-to-wall carpet and white laminate cabinets and standard appliances, including refrigerator, range and dishwasher.
The developers also are providing a one-year warranty on appliances, faucets, water lines and heating and air conditioning
systems. Initial lofts are scheduled for delivery in January.

Condominiums at Huron Street Lofts marketed at a price of $285 to $310 a square foot, Mullen notes.

About 30 percent of the residences have been sold during preview sales launched in early October.

An interior upgrade package for the residences is available ranging from about $15,000 to about $32,000 depending on
the size of the residence and types of selections made. Upgrades include hardwood floors and a renovated kitchen and
bath. Kitchen upgrades include 42-inch oak or maple cabinets, granite or solid-surface counter tops, faucets and stainless-
steel appliances.

Unit 512, an upgraded one-bedroom condominium model with 906 square feet of living area, is on display at Huron
Street Lofts. The model was professionally furnished and decorated.

The developers are rehabbing the building's lobby, halls and common areas, including low voltage wiring, high-speed
Internet service and a laundry lounge. The building has a security entrance, on-site dry cleaners, package delivery,
individual storage lockers, bike storage and an upgraded roof-top deck with gas grill.

Huron Street Lofts also features 26,000 square feet of retail space. Huron Street Lofts is steps from the CTA's Brown
and Purple elevated trains and bus routes, and close to the Kennedy Expressway.
